Our restored watermill is located on a private estate of 4 ha (10 acres) of fields, woods, stream and waterfall. No traffic, no neighbors. Instead, panoramic views of the surrounding hills.
Birds and the sound of rippling water frame the silence. The scent of mint, lavender and roses hangs over the land. A church bell on a hilltop indicates modestly the rhythm of the day. It's as if the outside world doesn't exist here. Turn off your smartphone, take a dive in the waterfall and unwind with a good book and a glass of wine.
Spacious Estate
Estate (Italian for "summer") is a spacious 44 sq m (474 sq ft) studio with a parking place, independent entrance and 100% private terrace with table, garden chairs and sun loungers.
The kitchen is fully equipped with a four burner stove, electric oven, refrigerator with freeze compartment and a large dining table. The private bathroom has a spacious walk-in shower with colorful mosaic tiles, towels, toilet, sink and design radiator. The sleeping area offers space to 2 single beds with excellent box-spring mattresses. And of course we offer free wifi connection to check your mailbox or listen to your favorite Spotify playlist.
The terrace overlooks the fields and the forest, with the sound of the waterfall in the background. It faces east, so you can have breakfast in the morning sun. Adjacent to the terrace is a large lawn where you can sunbathe all day with beautiful views of the green hills.
Romantic Primavera
Primavera (Italian for "spring") is a romantic 36 sq m (388 sq ft) studio with a parking place, independent entrance and 100% private terrace with table, garden chairs and sun loungers.
The kitchen is fully equipped with a four burner stove, electric oven, refrigerator with freeze compartment and a large dining table. The private bathroom has a spacious walk-in shower with colorful mosaic tiles and original nature stones, towels, toilet, sink and design radiator. The sleeping area offers space to 2 single beds with excellent box-spring mattresses. And of course we offer free wifi connection to check your mailbox or listen to your favorite Spotify playlist.
The terrace is along the stream. It faces north-west, so you can have your breakfast in the shade. A few metres from the terrace is a large lawn where you can sunbathe all day long with beautiful views of the green hills.

I love to share the beautiful property with our guests. So you are welcome to meet the animals, explore the peaceful property and interactive with me. Alternatively if you would prefer a quiet holiday I shall be available if you need any assistance but leave you to enjoy the silent country lifestyle.
Neighborhood
The region is perfect for touring and walking along rolling hills and romantic medieval villages. Escape mass tourism and exploe the original Italian life.
The world-famous Frasassi caves are around the corner. Cultural cities such as Assisi and Perugia are a two-hour drive away. Or get surprised by less well known Gubbio, Corinaldo and Arcevia.
Sports enthusiasts can climb the 1,480-metre-high Monte Vicino on foot or by mountain bike.
Sand-and-sun loving romantics will enjoy the bays along Monte Conero, south of Ancona that lie against the blue waters of the Adriatic Sea.

Frasassi caves

The world-famous Frasassi caves are a 45 minute drive. They only opened in 1974 and are a must-see for every tourist. No crunching and slithering on damp rocks and stairs, but comfortable walkways through immense spaces.
The entrance fee is 18 euro per person.
Loreto

Loreto is an important pilgrimage site for Virgin Mary believers. Legend has it that her birthplace, where Jesus grew up, was moved by angels to Loreto. A basilica has been built over the house.
Every year in May there is an impressive pilgrimage from Macerata to Loreto covering some 40 kilometers in which tens of thousands of pilgrims around the world participate.
Corinaldo

Corinaldo is a charming medieval town. It is known for its long straight staircase up to the historic center.
Do not take the main road but the shortcut through Montecarotto and Barbara on white tracks and past vineyards with breathtaking views.
Monte Conero

Monte Conero is a natural park at the Adriatic Sea. At the foot of the steep chalk cliffs you will find small beaches and romantic coastal towns like Portonovo and Numana.
Beautiful paths have been set out high above the sea for hikers. On a clear day, you can even see the coast of Croatia here at sunrise!
Elcito

Elcito is a mountain village at an altitude of over 800 meters in the Monte Sibillini. In 2003 only 6 people lived here. Now very old but determined to continue to live in their native soil.
There has been an upheaval in recent years, though. More and more cottages are being renovated for temporary occupancy on weekends and holidays.
Terra Nostra

Every year in August (in 2021 from 9 to 15 August) you can enjoy the international folklore festival "Terranostra" in Apiro for a week. Dance groups from all over the world show their cultural legacy.
Lake Cingoli

This beautiful lake is only 15 minutes from our house. You can swim in the clear water or explore the lake with a pedal boat.
And how about a nice picnic at the water's edge or lunch in one of the bars?
Rome

Rome is closer than you think.
The high-speed train takes you to the heart of Rome at 10:30 AM in 2 hours from Fabriano. The last train back departs from Roma Termini at 9:00 PM. So you have the whole day to visit this enchanting city.
